What the Autumn Budget and November’s rate rise mean for the Virginia Water property market

Virginia Water Property Market

The Autumn Budget was announced late last week and the Bank of England raised the base rate to 4% today. If you own, buy, sell or let Virginia Water property, here is what both decisions mean for you.

The Bank of England raises rates to 4%

The MPC voted 8-1 to raise the base rate by 0.25 percentage points to 4%. The committee cited September’s inflation reading of 3.5% and concern that energy costs will push wages and prices higher. The decisive vote suggests no imminent pause. Buyers hoping for rate cuts in early 2027 should treat that as less certain than it looked a month ago.

Lenders had largely priced in today’s rise already. For cash buyers and international purchasers, who make up a significant part of this market, the direct impact is limited.

The mansion tax threshold stays at £2 million

This was the most closely watched announcement for homeowners here. The High Value Council Tax Surcharge, due from April 2028, will apply to properties valued at £2 million or more. Rumours of a £1.5 million threshold did not materialise, which is better news than many expected.

The annual charge starts at £2,500 for properties between £2 million and £2.5 million and rises to £7,500 above £5 million. It sits on top of existing council tax and the owner pays it. For most Wentworth Estate owners, the surcharge is now a known, plannable cost.

Landlord tax rises confirmed

The Budget confirmed a further two percentage point rise in property income tax rates from April 2027, on top of the rise already announced last year. The new rates will be 24% at basic rate, 44% at higher rate and 49% at additional rate. For landlords who have been weighing up whether to hold or sell, this confirmation adds urgency to that conversation. Stamp duty and the main rates of capital gains tax were left unchanged.

What this means if you’re buying or selling in Virginia Water

The fundamentals of Virginia Water property remain strong. Buyers here are driven by lifestyle, schools and long-term value, not the monthly mortgage rate. Well-presented homes at realistic prices are still finding buyers. The window before Christmas is short, but it’s active.
