First Impressions
Everybody knows that first impressions really do count so, make sure you take the time to properly prepare your home for sale. While your estate agent and photographer will be able to create a marketing package to show your property in all its glory, you will still need to ensure that it is immaculate in preparation for viewings and potential buyers.
So where do you start with preparing your property?
De-clutter
Create some clear space; over time you will have accumulated lots of ‘items’ which you which may have filled your storage space with books, toys or old tech you haven’t used for years.
It’s time to clear out all the clutter. Start by throwing away unwanted items and storing away anything you want to keep. Try moving some furniture into storage to give the feeling of more space. If you are moving home, take this as an opportunity to assess what to keep and what to get rid of. Wardrobes are the perfect place to start – if you’ve not worn an item in a couple of years, donate it to charity.
Step Away
One of the most useful techniques when preparing your home is to disassociate yourself from your property and try to view it as a potential buyer. What would you if you were seeing it for the very first time? This will give you a good idea of where you might like to make improvements.
Clean
It sounds obvious, but make sure the property is spotless. This means cleaning walls, carpets, sofas, windows and all surfaces. Make sure you pay special attention to areas such as bathrooms and kitchens where lime scale, grime and watermarks can look unsightly.
Spruce up Interiors
If you’ve been procrastinating when it comes to DIY, now is the time to get those tasks done. Fix things which need fixing, repair any dings, fix dripping taps, replace light bulbs – it may sound trivial but completing the task shows that your home has been well looked after.
While it’s a good idea to get tasks completed it is NOT a good idea to start a major renovation project. Simply consider freshening up the interior. You wouldn’t believe the difference a lick of paint on the skirting, doors and walls can make to a property.
External areas
Kerb appeal is one of the most important factors in making a good first impression on potential buyers. Make sure you spend time smartening up the outside of your property including the garden and driveway. It’s a good idea to make sure your windows are clean, any lawns are cut and pathways are clear.
