The top ten questions we get asked by buyers
1) What is the area like?
Almost always the first question. We explain that Virginia Water is leafy and peaceful, whilst Wentworth is known for its privacy and exclusivity. Then we ask what matters most to the buyer. Whether it is about lifestyle, family, convenience, and we help them to see which area feels right.
2) What are the transport links like?
This comes up on every viewing. We’ll let them know that central London / Waterloo is 45 minutes by train, Heathrow is about 15 minutes by car, and the M25 and M3 are close, so travelling further afield is straightforward.
3) How are the local schools?
Families ask this immediately. We name the well-regarded local and international options from Papplewick, Lambrooke, Hall Grove, St George Ascot, Heathfield, St Marys, as well as TASIS and ACS Egham just to name a few. The area also benefits from excellent state schools. It’s often a major reason people move to Virginia Water and Wentworth and we’ll discuss catchment areas of the homes they are looking at, or commuting distances to private schools. (see our blog here for more on schools).
4) What is nearby?
Buyers want to know what’s on the doorstep. Virginia Water village has cafés, boutique shops and all the essentials, while Windsor is great for restaurants, shopping and culture. There are lovely local walks around Virginia Water Lake and Windsor Great Park. Sport fans are well catered for too, from Guards Polo Club and Ascot Racecourse not too far away plus many tennis, rugby and fitness options. And if golf is on the wish list, Wentworth Golf Club with its prestigious history and world famous tournaments almost always comes into conversation along with a list of all the many courses nearby.
5) Where are the best places to eat and drink?
One of the more fun questions, one that always gets us hungry! We often suggest popping down to the tiny but amazing Mexico, Cielito or the lively Italian Piccolinos or the historic Thatched Tavern for a proper Sunday lunch or to sip a drink in the sunshine, or head over to Coworth Park for something a bit more special.
6) Are there good walking routes?
Absolutely. It’s very green over here and Windsor Great Park and Virginia Water Lake (about 4 ½ miles around it) are local favourites. We also mention Savill Garden and the polo fields at Smith’s Lawn, and encourage buyers to take their time exploring.
7) What is the community like?
We get to know our buyers and what kind of feel they want. Virginia Water tends to have a friendly, village-like, family atmosphere. Wentworth offers prestige, privacy and security. We help buyers picture day-to-day life in each location and decide what suits them best.
8) What’s the history of the home/how old is the property?
This is a pretty standard question we hear. The housing mix ranges from historic homes to modern gated mansions. Because we spend time with sellers and get to know all the detail, we can offer honest, first-hand answers about the age of the building, any renovations, why it has come to market, and general upkeep.
9) What are the running costs?
Larger homes bring questions about general maintenance, gardening, service charges and utilities. We’re transparent from the start so that there are no surprises later. We aim to give buyers the information that matters to their budgeting and lifestyle.
10) How competitive is the property market right now?
Often asked when we first meet a buyer. At the moment, the Virginia Water and Wentworth property market is strong, with demand from local buyers, London families, and international clients. We share what we observe day to day, giving a clear and accurate picture so buyers can make confident decisions.
