Now that the snow has officially receded and the weather is warming up somewhat, we can officially say that spring has sprung. Traditionally, spring is an extremely busy time of year for the property market as people scramble to get their moves done before the end of the summer and in time for the kids to go back to school.
Obviously, this year is a little more challenging as people charge forward in the hope of beating the Stamp Duty Holiday deadline and take advantage of the savings on offer up until the end of June.
The market is so buoyant that our partners at Rightmove had a record-breaking period in March with more than 9.1 million visits in just one day!

New Sellers
With the promise of better weather, an easing of lockdown restrictions and kids back at school the property sector has seen a hike in new homes coming to market. This is good news for potential home buyers as the demand for properties has heavily outweighed the supply of new homes coming to market.
This means there is more choice for potential buyers but with that, comes more competition for certain properties and we have heard of bidding wars taking place in some parts of the country.
Our Director, Rupert Wyatt commented “With reputable mortgage lenders such as Nationwide and Halifax offering 5-year fixed mortgages at 1.24% there really has never been a better time to move home. We encourage those thinking of selling to call us – you might be surprised at how much your property is worth!”
No Chain
Recently we have seen homeowners selling their properties and moving into rental properties in order to be in a strong position when their perfect home comes on the market. According to Rightmove there has been an increase from 15% to 21% in the proportion of available properties available chain-free.
This is likely to have been caused by people selling in order to get the best price for their homes as buyers aim to secure savings brought about by the stamp duty holiday; it has also been most marked in London where the percentage of chain-free homes has jumped from 12% this time last year to 21% now. Likely due to the post pandemic exodus of people looking for more space in the commuter belt.
Renting gives you a great opportunity to try out an area before you take the plunge and buy, and can give you great flexibility to live in a number of locations before settling down.
